The Hamptons Real Estate Buyer's Agent
Unlike a listing broker, or a dual agent, a New York buyer's broker is exclusively the agent of the buyer, representing the interests of the buyer only. The buyer's broker owes the buyer undivided loyalty and must make a complete disclosure of everything known about the property to the buyer. The Buyer Broker represents the Buyer.
The Buyer Broker agreement is an agreement between the Buyer and Broker / Agent that explains the responsibility that the Broker / Agent has with the Cient / Buyer as well as fee / commissions earned. The agreement assures the Buyer that a Real Estate Professional will be working for them in the process of purchasing their Home or Investment Property. The agreement also protects the Broker / Agent for any payment that is earned.
Yes, both Buyer Brokers / Agents and Listing Agents work to get a sale completed. However, only the Buyer Broker works on behalf of the Buyer, while the Listing agent has the best interest of the Seller. Therefore, while both Real Estate Professionals work to conclude a sale both are working for clients with very different interests.
